Capitalization Rates
A District of Columbia study of Cap Rates in DC , prepared by Delta Associates and completed in January of 2010, is available for members from the DC Office of Tax and Revenue.
Also, an AOBA publication, “Apartment Values and Cap Rates: a Tale of Two Quarters” describes the results of a survey of commercial brokers regarding changes in cap rates, from 1/1/2008 to 1/1/2009, for eleven submarkets in metropolitan Washington.
